SREM Repairs for Manhattan Parking Garages
With an SREM rating the garage can stay in use, yet every condition on that list has a deadline attached. We turn every SREM line in your Local Law 126 report into a repair schedule, send our licensed and insured crews to fix each item before it is due, and hand the QPSI the paperwork that closes it out.

What Are SREM Repairs for a Manhattan Garage?
The middle of the three Local Law 126 ratings is Safe with Repairs and/or Engineering Monitoring, shortened to SREM. The QPSI uses it for a condition that is not a danger now but will get worse if nobody deals with it, so the report attaches a completion date to that item and sometimes asks an engineer to keep watching it until the fix is in place.
SREM repairs are the work that clears those items. Most Manhattan garages filed in one of the two windows that are now closed, so many of the dates written into those reports are arriving now. If a condition is left unrepaired by the time the next full assessment is done, it loses the SREM rating and is rated Unsafe, with a much shorter deadline.
Inside Our SREM Repair Service
From the first read of your report to the last finished item, one team carries the work.
A Dated List of Every Item
Each SREM condition is listed with its location, the QPSI’s completion date and the repair it needs, so none of them drifts past its date.
Repairs Done by Our Crews
Our licensed and insured crews carry out the concrete, steel, joint and coating work the report asks for.
Access and Records for Monitoring
Where the report calls for engineering monitoring, we keep the area clear and log the condition for the monitoring engineer between visits.
A Close-Out File for the QPSI
Photos, methods and completion dates for each finished item are organized for the QPSI’s follow-up visit.
SREM Conditions We See Most in Manhattan Garages
Hollow concrete in ceilings below apartments or offices, found by sounding before any of it has dropped.
Rust stains starting to bleed through the concrete around encased steel beams in prewar and postwar garages.
Damp patches and white mineral deposits under sidewalk vaults, plazas and planters where water creeps in slowly.
Coatings worn thin on the ramps that link one level to the next, leaving the slab open to road salt.
Chipped curbs and column corners from valet parking, car lifts and tight turning lanes.
Turning Your SREM List Into a Repair Plan
Before a crew arrives, the report has to become a plan that the owner or board can sign off on. These four steps take it there.
1. Pull Every SREM Line Item
We read the report and the DOB NOW record and list each SREM condition with its location, the QPSI’s notes and the date it was given.
2. Sort by Date and Location
The earliest dates go to the top, and items on the same level or close together are grouped so one setup covers several of them.
3. Match a Method and a Price
Each item gets a repair method, such as partial-depth patching, steel treatment, crack injection or a new traffic coating, along with a price.
4. Set Phases for Sign-Off
The work is split into phases that keep part of the garage in use, each one finishing before the SREM dates it covers, ready for approval.
How Our Crews Close Out SREM Items
Open One Zone at a Time
We fence off a single work zone with barriers and signs, and cars keep using the rest of the garage.
Repair to the Approved Method
Our crews remove unsound concrete, clean or replace corroded steel and rebuild the surface the way the plan describes.
Log Each Finished Item
Before and after photos, materials used and completion dates are recorded as each item is done.
Hand Off to the QPSI
Our records go to the QPSI ahead of the follow-up visit, so each repaired item can be confirmed and closed.
What SREM Timing Looks Like in Manhattan Now
Dates Arriving From Both Windows
Garages from the Financial District up through Midtown and across to the Upper West Side, Community Districts 1 to 7, reported first, and districts 8 to 12 reported after them, so SREM items from both rounds are now reaching their completion dates and follow-up visits. Local Law 71 moves the city to a four-year cycle once the current one ends, so the gap between full assessments gets shorter and there is less room to let SREM work slide into the next round.
Working Around Manhattan Blocks
Many garages sit under towers on busy streets with no space to stage materials. Concrete deliveries, debris removal and any sidewalk or curb use are planned around building rules, loading hours and DOT permits where they apply, and night or weekend shifts keep monthly parkers and valet lanes moving.
Upload it here and we will lay out every date and price the work.
What Moves the Price of SREM Repairs
Every garage is priced on its own report. These five things make the biggest difference in Manhattan.
Length of the Repair List
More items and larger repair areas add labor, material and setup time.
Depth of the Damage
Shallow patching is cheaper than work that has to expose, clean or replace rusted steel.
Overhead and Vertical Work
Ceiling, beam and column repairs need shoring, scaffolds or lifts that floor repairs do not.
Street and Delivery Logistics
Material drop-offs, debris hauling and any sidewalk or street permits add cost on tight blocks.
Shift Timing
Night and weekend shifts that keep parking open change the labor rate.

Manhattan Owners Ask About SREM Repairs
How much time does a Manhattan garage get to fix an SREM item?
Each SREM condition gets its own completion date, written into the report by the QPSI. A condition that needs work right away is rated Unsafe instead, so an SREM date leaves time to plan, price and schedule the repair.
What happens if an SREM item is not fixed by its date?
The DOB parking structures page lists a $2,000 penalty for failing to correct an SREM condition. The item also cannot keep its SREM rating into the next cycle, so it becomes Unsafe and must be repaired within 90 days.
Our garage filed in the 2024 to 2025 window. When are our SREM repairs due?
Each date comes from your QPSI’s report, not from the filing window. Because the follow-up has to happen within two years of the original assessment, many Upper East Side, Harlem and Washington Heights garages that filed then will see follow-ups in 2026 or 2027, before the current cycle ends on December 31, 2027.
Who handles engineering monitoring for SREM conditions?
When the report calls for it, the monitoring is done by the QPSI or an engineer working with them. Our part is giving access, keeping the area clear and repairing the condition so the monitoring can end.
Does the QPSI have to come back after SREM repairs are done?
Yes. A follow-up visit by the QPSI confirms that each SREM item was repaired or is being monitored the way the report required. We send our photos and repair logs ahead of that visit.
Can SREM repairs be done together with Unsafe repairs?
Yes, and it often saves money. Unsafe items go first because of their 90-day deadline, and SREM items in the same area can be fixed during the same setup.
Can the garage stay open while SREM work is underway?
In most garages, yes. We work one zone at a time and move loud or dusty tasks to slow hours, so only the spaces inside the active zone are closed.
Do SREM repairs in Manhattan need permits?
It depends on the work. Minor patching and coating repairs may not need a separate DOB permit, while structural work such as steel replacement often does, and any sidewalk or street use needs a DOT permit. The engineer confirms what applies and we plan around it.
