About Our Manhattan Garage Compliance and Repair Team
Local Law 126 Manhattan is a repair and compliance team focused on parking garages in Manhattan. Our licensed and insured crews handle the repairs, and we work alongside licensed QPSI partners, so owners get the report, the repairs and the paperwork for DOB from one place.

Who We Are
Local Law 126 Manhattan exists to close the gap between a garage report and a finished repair. A QPSI’s condition assessment lists SREM items, Unsafe conditions and deadlines, but it does not say who will do the work, in what order, or how to keep the garage open while it happens. That is the part we take on.
Our field crews come from an established New York City restoration contractor that carries out concrete, masonry and structural repair work across the city. For the condition assessment itself, we bring in licensed QPSI partners, so the engineer who signs the report and the crew who carries out the concrete repairs work from the same plan.
What We Do for Manhattan Garages
Every service we offer is tied to a step in the Local Law 126 cycle.
We schedule a licensed QPSI partner for the condition assessment and help you prepare for the DOB NOW filing.
We get an overdue report moving, then line up the filing, repairs and penalty steps in the right order.
Items the QPSI marks for repair are scheduled, fixed and recorded before the deadline in the report.
Protection goes up first, then the repairs are finished inside the 90-day window.
Spalls, delamination, corroded rebar and cracked slabs are repaired to hold up through Manhattan winters.
Traffic coatings, membranes and joint seals keep salt water out of the concrete.
How We Work With Garage Owners
The same four steps on every project, whether it is one SREM item or a full garage.
1. Review the Report
You send the latest report or DOB notice, and we go through every condition, deadline and protection note with you.
2. Plan the Work
We set the repair method for each item, price it and phase the schedule so parking keeps running.
3. Repair and Record
Our crews protect the area, make the repairs and keep dated photos, materials and quantities for every item.
4. Close Out With the QPSI
Our records go to the QPSI so amended reports can be filed and each condition closed with DOB.
What Owners Can Expect From Us
Straight Answers on Scope
We tell you what the report requires now, what can wait for a later phase and what it will cost, before any work starts.
Crews That Know Garages
Working under occupied buildings, around monthly parkers and valet lanes, with low ceilings and tight ramps, is everyday work for us.
Paperwork Done Properly
Photos, methods, materials and completion dates are kept in the format the QPSI needs for amended reports and DOB close-out.
Send it over and we will tell you what needs to happen first, and by when.
Questions About Working With Us
Do you inspect garages and file Local Law 126 reports yourselves?
No. Condition assessments must be done and filed by a Qualified Parking Structure Inspector. We bring in licensed QPSI partners for that part and handle the repairs, protection and records that follow.
Are your crews licensed and insured?
Yes. Repair work is carried out by our own licensed and insured crews, and we can provide insurance certificates to building management or the board before work starts.
Which parts of Manhattan do you work in?
All of Manhattan, from the Financial District and Battery Park City up through Midtown, the Upper East and West Sides, Harlem and Washington Heights.
Can the garage stay open while you work?
In most cases, yes. We phase the work in zones and schedule noisy or closed-area work around parking demand, so only the section being repaired is out of use.
