Unsafe Garage Repairs in Manhattan Before the 90-Day Deadline

An Unsafe rating means the QPSI found a condition that puts people or cars at risk, and the clock starts the day the report is filed. We put protection in place right away, carry out the repairs with our licensed and insured crews, and give the QPSI what they need to file the amended report that clears the rating.

What Does an Unsafe Rating Mean for a Manhattan Garage?

What Our Unsafe Repair Response Covers

One crew handles protection, repairs and the paperwork the QPSI needs, so the 90 days go to work, not waiting.

Protection Set Up Fast

Barricades, overhead netting, shoring or a sidewalk shed, placed where the QPSI recommends, so the hazard is contained before repairs begin.

Repairs by Our Licensed Crews

Loose concrete, corroded steel and damaged slabs are repaired by our licensed and insured crews, not handed off to subcontractors.

Permit and Sign-Off Tracking

We line up the permits the work needs and track each engineer sign-off, so nothing holds up the amended report at the end.

Extension Paperwork Support

If an unforeseen delay pushes the work past 90 days, we supply the contract, schedule and progress photos the QPSI needs for the extension request.

Unsafe Conditions Found in Manhattan Garages

01

Loose concrete over drive aisles and parked cars that could drop with the next freeze or vibration.

02

Steel beams or columns that have lost enough section to rust that they no longer carry load as designed.

03

Cracked or sagging slab areas under wheel paths where water has worked down to the reinforcing.

04

Broken ramp edges, curbs, parapets or vehicle barriers at open edges.

05

Earlier SREM items that were left unrepaired and are now reported as Unsafe.

The 90-Day Unsafe Timeline, Step by Step

Every Unsafe item runs on the same clock. These four stages take it from the report to a cleared rating.

1. Report Filed and DOB Notified

The QPSI files the report and tells DOB and the owner about the Unsafe condition right away, with a recommendation for public protection. The 90 days are counted from the report filing.

2. Area Secured

The owner puts up the recommended protection, such as fencing, netting, shoring or a sidewalk shed. It stays in place until DOB accepts the amended report.

3. Repairs Within 90 Days

The condition is repaired inside the window. If an unforeseen delay makes that impossible, the QPSI can request an extension of up to 90 days. Money problems are not accepted as a reason.

4. Amended Report Filed

Within two weeks of the repairs, the QPSI inspects the work and files an amended report certifying that no Unsafe conditions remain.

How Our Crews Handle an Unsafe Condition

01

Walk It With the QPSI

We review the report and look at each Unsafe item on site, matching the QPSI’s notes and protection recommendation to what we see.

02

Protect Before Anything Else

Barricades, netting, shoring or a shed go up first, sized to keep people and cars clear while leaving the rest of the garage in use where it is safe.

03

Repair and Document

04

Clear the Rating

Our records go to the QPSI for the follow-up inspection and amended report. Protection comes down only once DOB accepts that report.

Protection Where Space Is Tight

Many Manhattan garages sit below towers on narrow streets. When a hazard faces the sidewalk or an entrance, a sidewalk shed or overhead netting is planned around building access, deliveries and any DOT permit the street use needs.

When Part of the Garage Has to Close

We keep the closed area as small as the hazard allows, so monthly parkers and valet lanes keep moving. Once a section is repaired, the QPSI can file a Partial Protection Removal Request so that part can reopen before the rest is done.

What Shapes the Cost of Unsafe Garage Repairs

Unsafe work is priced from the report and a site visit. These five things change the number most.

Type of Protection Needed

Barricades cost far less than overhead netting, shoring or a sidewalk shed, and longer rental periods add up.

Structural Steel Work

Beams or columns that need reinforcing or replacing take more engineering, material and time than concrete patching.

Speed Needed to Meet the Deadline

A short window left on the 90 days can mean larger crews or extra shifts.

Permits and Engineering Sign-Offs

Structural work often needs a DOB permit, and street or sidewalk use needs a DOT permit.

How Much of the Garage Can Close

Working around open parking areas adds setup and phasing that a fully closed area does not.

Why Manhattan Owners Bring Us Their Unsafe Reports

Protection Comes First

We secure the hazard before anything else, so people and cars are kept clear from day one.

Built Around the 90-Day Clock

Every schedule we set works back from the report filing date, with room left for the QPSI’s follow-up.

Records the QPSI Can Use

Photos, methods and completion dates are organized the way the QPSI needs them for the amended report.

Unsafe Garage Repair Questions From Manhattan Owners

The QPSI does. As soon as they find an Unsafe condition, they must notify DOB and the owner right away. Our crews do not inspect or report; we handle protection and repairs once the condition is reported.

The QPSI recommends the type and location of protection for each condition. It can be cordoning off an area, fencing, safety netting, shoring or a sidewalk shed, depending on where the hazard is and who could be under it.

The DOB parking structures page lists a penalty of $1,000 per month for failure to correct Unsafe conditions. The protection also has to stay up the whole time, which keeps adding rental cost.

Yes, if the delay is unforeseen. The QPSI can request an extension of up to 90 days with proof the site is secured, the repair contract, a time estimate, permit details, documentation of the delay and progress photos. Financial reasons are not accepted.

Yes. Once a section is repaired, the QPSI can file a Partial Protection Removal Request so that area can reopen while work continues elsewhere.

Not usually. Only the area around the Unsafe condition is closed off, and the rest of the garage can stay in use where the QPSI’s recommendation allows it.

It certifies that the Unsafe conditions have been corrected and none remain. The QPSI inspects the repairs within two weeks of completion before filing it. If DOB rejects the amended report, a revised one must be filed within 45 days.

No. Unlike SREM items, an Unsafe condition must be secured immediately and repaired within 90 days of the report filing. Waiting adds monthly penalties and keeps the protection in place.
